Texas and the South
Texas and across the South. Any condition, any situation. Close in seven days, or take the time you need.
Any condition, and we mean it
Most buyers say "any condition" and then send an inspector to find a reason to pay you less. Here is what we have actually signed for.
Still a yes.

Three steps

A phone call or the form below. You do not have to clean it, fix it, or walk anyone through your living room to get a number started.

Comps on your street, the condition of the house, and what the repairs actually cost us. We show you how we got to the number instead of just handing you one.

Seven days if you need out. Sixty if you need time to move. It is your date, not ours, and we do not charge you for taking it.
Why our number is usually higher
Most cash offers are not from buyers. They come from middlemen who sign a contract with you and then try to sell that contract to an investor. They need room in the price to make that work, and that room comes out of your number. We are the buyer. There is no one else to pay, so the room goes back into the offer.
Illustrative. Your actual number depends on the house.
The part nobody else promises
If something turns up in the house, we already assumed it. That is what buying as-is actually means.
Why people call us
Straight answers
Below what a fixed-up house sells for on the open market, yes. That gap is the repairs, the months of carrying costs, the agent commission you do not pay, and our margin. What we will not do is pretend otherwise. We show you the math, and if listing it makes you more money we will tell you that too.
We are the buyer. We have bought and sold over 200 homes with our own money in the last four years. Your contract does not get assigned, marketed, or shopped to anyone. Ask any buyer this question before you sign with them.
No. Leave what you do not want. Furniture, junk in the garage, the shed nobody has opened. We handle all of it after closing, and it does not come off your price.
Get them. A number that only holds if you decide today is a bad number. Ours stands while you compare, and when you do compare, ask the others whether they are the buyer or the middleman.
None, and nothing is ever paid up front by you. No agent commission, no listing fee, no closing costs on your side. If anyone buying your house asks you to pay them before closing, walk away.
Usually not. There is often more room before a foreclosure date than people are told, and a sale can pay the loan off and put the rest in your pocket instead of losing it. Call sooner rather than later, because the options shrink as the date gets close.
No. We buy houses with tenants in them, including ones who are behind or who will not leave. You do not have to run an eviction first, and you do not have to have that conversation at all.
One number, no pressure
Takes about a minute. Stephen calls you back, usually the same day, and there is nothing to sign to find out what your house is worth to us.
Stephen will call you at the number you gave, usually the same day.
